Land Groupe utilizes a comprehensive approach to property development, engaging a diverse team of specialized consultants, including engineers, land use attorneys, geotechnical experts, environmental specialists, traffic analysts, stormwater management professionals, amongst others, to gather detailed site information and determine the optimal use of the property.
Planning & Design
Based on the findings in the feasibility analysis, Land Groupe develops detailed concept plans showcasing the proposed community layout and design, and actively engages with the local municipality, the surrounding community, and potential home builders to ensure the concept plans align with the needs and expectations of all stakeholders, facilitating a smooth and successful development process.
Entitlement & Engagement
The entitlement process is the legal framework through which Land Groupe seeks to obtain government approval for their development plans. This critical phase involves close collaboration with the local municipality and community to secure all necessary entitlements, potentially including zoning, density, layout, utilities, school capacity, and other key considerations. Land Groupe recognizes the importance of working closely with local stakeholders throughout the entitlement process, fostering a shared vision for responsible growth.
Property Acquisition
After completing the preliminary and final engineering, and obtaining the necessary entitlements, Land Groupe acquires the property. The successful completion of the engineering work and approval of entitlements demonstrate Land Groupe’s diligence and adherence to regulations while working with the municipality and the community. With these critical steps accomplished, the company is positioned to move forward with the property acquisition, laying the foundation for the next phase subdivision development.
Property Development
Following the property acquisition, Land Groupe will commence a comprehensive development plan. This will involve creating a detailed budget and schedule, securing necessary construction bonds and permits, and then preparing the site through grading, installing water and sewer lines, constructing streets and sidewalks, and implementing landscaping and other amenities. Once the site development is complete, Land Groupe will sell the finished lots to their homebuilder partner, who will then build high-quality homes and transform the property into a thriving new neighborhood.
